'BREEAM Offices' is the BRE (Building Research Establishment) Environmental Assessment Method and is the UK's leading method of reviewing and improving the environmental performance of office buildings. An assessment rates a building project on the environmental and sustainability aspects of the construction and design.  The BREEAM score is a percentage which correlates to a rating of outstanding, excellent, very good, good or pass.  A BREEAM assessment can be carried out on a new or existing building.
For over a decade, BREEAM has been used to assess the environmental performance of both new and existing buildings.  It is regarded by the UK's construction and property sectors as the measure of best practice in environmental design and management.

 

Adept Consulting Engineers Ltd can now provide pre assessments, full assessments through the 'BREEAM Offices' scheme or simply advise on which aspects could be improved in order to achieve a higher rating.
A high BREEAM rating will add value to a project as it differentiates buildings with a higher environmental performance.  It shows that a building is ahead of current regulations and improves health and well being of occupants.  Running costs are reduced and some local authorities and funding organisations now require a BREEAM assessment or similar for new large developments. It will also provide a more attractive building for potential tenants and purchasers.

 

How does it work?

When we are advising you on the design of your sustainable office, we will assess not only the building but a range of elements that encompass the office environment too.

The assessment focuses on the following key areas:

  • The management policies in place, and how environmentally sound they are;
  • The impact your office has on the health and well being of your people;
  • The use of energy efficient measures and associated reduction in CO2 emissions;
  • The location of the office and how this affects transportation to and from work, and the resulting impact this has on CO2 emissions;
  • The measures in place to reduce water usage and increase efficiency;
  • The use of locally sourced materials , and responsible waste management;
  • How the Ecological Value of the site will be maintained or enhanced and comment on land use through encouraging re-use of developed and contaminated land.
  • The measures in place to reduce pollution, global warming and flood risk.
